What Is an EICR?
An EICR is a formal inspection and test of a property's fixed electrical installation, including:
- consumer unit (fuse box)
- sockets and switches
- lighting circuits
- earthing and bonding
- the condition of fixed cabling and accessories
The outcome is either Satisfactory or Unsatisfactory. Any defects identified are recorded using standard EICR codes explained in our dedicated guide.
What the EICR Codes Mean
- C1 Danger present. Immediate action required.
- C2 Potentially dangerous. Remedial work required.
- C3 Improvement recommended.
- FI Further investigation required.
Landlord Legal Duties
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:

- give a copy to existing tenants within 28 days if requested or where required
- provide a copy to the local authority within 7 days if requested
- complete remedial work for C1, C2 or FI observations within the required timeframe, usually 28 days unless the report states otherwise
