What Is an EICR?
An EICR (Electrical Installation Condition Report) is a formal report produced after inspection and testing of a property's fixed electrical installation. It checks the condition of wiring, protective devices, earthing and bonding against the current BS 7671 requirements.
The report records:
- The overall condition of the installation (Satisfactory or Unsatisfactory)
- Any damage, deterioration, defects or non-compliances
- Observation codes (C1, C2, C3, FI) with clear descriptions
The aim is simple: identify issues that could lead to electric shock or fire, and confirm whether the installation is safe for continued use. For a full breakdown of what each code means, see our EICR codes explained guide.
What's Included in an EICR?
- Visual inspection of the consumer unit, accessories and accessible wiring routes
- Testing of circuits (continuity, insulation resistance, polarity where applicable)
- RCD testing where applicable
- Checks on protective devices (MCBs, RCBOs, RCDs, fuses)
- Verification of main earthing and bonding conductors
- NICEIC-certified EICR report with coded observations and overall outcome
Typical Faults Found During EICRs
During Electrical Installation Condition Reports in Leicester properties, certain faults appear regularly, particularly in older installations or where previous work has been carried out incorrectly.
- Metal light fittings or accessories without a connected earth conductor
- Damaged sockets, switches or lighting accessories
- Missing or inadequate main protective bonding to gas or water services
- Broken ring final circuits identified during continuity testing
- Socket circuits without RCD protection
- Bathroom circuits without additional RCD protection
Where defects are identified they are recorded using the standard EICR codes explained observation system (C1, C2, C3 or FI) in accordance with BS 7671. The report clearly explains the condition of the installation and whether remedial work is required. Where faults relate to the board itself, we also carry out consumer unit upgrades in Leicester.
Real Issues Found During EICRs
Incoming Water Service Checked for Main Protective Bonding
During an EICR the incoming water service is checked to confirm that main protective bonding is present where required. Older properties often have altered pipework or mixed metal and plastic sections, which can affect bonding arrangements.
Metal Light Fitting Without Earth Connection
Metal light fittings must be connected to the circuit protective conductor. Where the earth is missing, the fitting may become live during a fault. This type of defect is typically recorded as a C2 observation.
Old Consumer Unit With Modified Wiring
Older consumer units sometimes show signs of modification or incorrect wiring. In this example, the RCD had been bypassed, preventing the protective device from operating correctly. Defects affecting protective devices are typically recorded as C2. If an inspection identifies an outdated or unsuitable board, we can also quote for consumer unit replacement in Leicester.
Loose Neutral Connection Causing Heat Damage
Loose connections inside a consumer unit can lead to overheating and damage to insulation. During an EICR, terminations are checked for signs of heat damage, deterioration or poor workmanship. Defects like this are typically recorded as C2.
Damaged Socket Outlet
Broken accessories can expose live parts and present a risk of electric shock. Damaged socket outlets are a common defect found during inspection and are typically recorded as a C2 observation.
Who Needs an EICR in Leicester?
- Landlords – PRS regulations require an EICR at least every 5 years, or at change of tenancy.
- Homebuyers and sellers – to understand the condition of the wiring before a sale completes.
- Homeowners – recommended every 10 years, or sooner if you suspect issues.
- After major work or DIY alterations – to check that additions haven't compromised safety.
- Older properties – especially where wiring has not been inspected for many years.
Case Study: Fire Damage Found During an EICR in Leicester
This fire damage was discovered inside an old rewireable fuseboard during a routine EICR. The property had been in use for years with no visible signs of a problem from the outside.
- Severe heat damage to the fuseboard enclosure
- Melted insulation and degraded cabling
- Rewireable fuses offering limited fault protection
- Evidence of long-term overloading and poor previous work
Finds like this are exactly why periodic inspection and testing is recommended. All inspections we carry out follow BS 7671 and are recorded on NICEIC documentation. Where older boards are no longer suitable, we also provide fuse box upgrades in Leicester.

Frequently Asked Questions
- What does an EICR check?
- An EICR checks the fixed electrical installation, including the consumer unit, circuits, wiring, sockets, lighting and earthing or bonding. It looks for damage, defects, non-compliance with current standards and signs of overheating or poor workmanship.
- How much does an EICR in Leicester cost?
- For most 2–3 bedroom homes in Leicester, EICRs start from around £180 for up to 10 circuits. Larger or more complex properties are quoted individually once we understand the installation.
- Is an EICR legally required for rentals?
- Yes. Rental properties in England must have a valid Electrical Installation Condition Report (EICR) at least every 5 years, or more often if required by a previous report. Many landlords also choose to test at change of tenancy.
- How long does an EICR take?
- Most domestic EICRs take a few hours on site, depending on the size of the property, number of circuits and how accessible the installation is. Larger or more complex installations will take longer.
- Who can carry out an EICR?
- EICRs should be carried out by a competent electrician with experience in inspection and testing. Using an NICEIC or NAPIT registered contractor makes it easier to demonstrate competence to insurers, letting agents and local authorities.
- How often should an EICR be done?
- Typical guidance is every 10 years for owner-occupied homes and every 5 years, or at change of tenancy, for rental properties. Shorter intervals may be recommended if previous reports highlight issues or if the installation is in poor condition.
- When is the EICR report released?
- The completed EICR report and related documentation are released after payment has been received. Any urgent safety concerns found during the inspection will be communicated promptly.
